Just in the last few days I have highlighted a couple of Buyer Programs that are currently available. I have also hit a couple of others in the last few weeks… there are a lot of programs out there to spur buyer attention!
If you are a buyer, especially one that doesn’t have to sell a house in order to buy, you can find all sorts of great options to help with the purchase. Let’s hit some…
- $8,000 First time Home Buyer Tax Credit. And while you can’t have owned a home in the last three years, you don’t actually have to be a first time home buyer.
- $14,000 Georgia Dream NSP Program. This is specifically for foreclosed homes. You don’t have to be a first time buyer, but there are some hoops to jump through.
- $100 Down HUD American Dream Program. This program is specifically for HUD owned homes, and isn’t limited to first time home buyers. I have a participating lender’s personal cell number…
- Involuntary Job Loss Protection Program. I know that one builder is offering this, and there might be some more. This is limited to homes from builders offering this program.
- Up to $35,000 in the 203(k) Streamline Program. I’m waiting for some more details from my ‘goto’ Mortgage Guy… but it looks to be pretty exciting.
- Up to $8,000 in the EEM (Energy Efficient Mortgage) Program. Requires a Certified Energy Auditor to to determine that the upgrades are for energy efficiency… Look for more info on this, too.
So, there are lots of options available for buyers at the moment. Prices are down, but inventories are also well below last year at this time. Interest rates are amazing…
More might be coming… but don’t expect the best deals to be available, and don’t expect the interest rates to stay where they are. Some of these programs have expiration dates, and others rely on grants which could actually run out before those expirations.
