A bustling urban oasis in the heart of the Southeast, Atlanta mixes southern hospitality with urban splendor. Situated in the northern part of Georgia, Atlanta is well known for its airport and as the headquarters of large corporations, such as The Coca-Cola Co. and The Home Depot. While Atlanta is a sprawling city, it is also just 45 minutes away from the beautiful Blue Ridge Mountains and other natural delights, giving visitors the option of trees and rolling hills or high rises. There is also the option of using the MARTA trains which run south from the airport to the northern suburbs. Throughout the year Atlanta offers several worthwhile attractions as well as top-notch restaurants, nightlife and entertainment. A playground for celebrities, Atlanta is also well-known for the hip hop artists and actors that call it home. You may even bump into one at the Saturday night hot spot or at Sunday brunch.
Originally known as a settlement named Terminus for the railroad that ran through it, Atlanta became an important railroad and military hub during the Civil War. Today it is a fast growing metropolis with more than 5 million residents, but remnants of its historical past still remain. From the enormous bas-relief carving at Stone Mountain to the Kennesaw Mountain National Battlefield, there are a number of attractions that bring alive Georgia's historical past for all to see. Duluth, GA is a suburb of Atlanta, in the heart of Gwinnett County. It actually straddles the county line and has unincorporated portions in South Forsyth County. Forbes Magazine rated Duluth 26th in their nationwide survey of the best places to move, and it is one of the wealthiest parts of Georgia. It is also home to the Arena at Gwinnett Center (Home of the ECHL Gwinnett Gladiators) and the Atlanta Thrashers practice facility (the Duluth Ice Forum). There is a LONG list of celebrities and athletes that call Duluth home, largely because of the country clubs and proximity to Atlanta.
Preliminary stats for Duluth, November 2009 indicate that there are 615 properties on the market. Overall, there is about an 10 month supply of properties, with a slight deceleration in sales.
In the sub-$200k arena, there are 183 listings, with about a 6 month supply.
Between $200k and $400k, there are 170 listings for sale, and about 9 months of supply.
From $400k to $600k, there are 66 homes on the market. The absorption rate is around 12 months, but until final numbers are in for November, it is tough to calculate.

The range from $800k to $1m, there are 49 homes listed and approximately 23 months of inventory on the market.
Above $1m, there are 79 properties listed.
