I have spent some of the last week updating the Local Market Explorers for Buford, Duluth, Lawrenceville, Lilburn, Norcross, Sugar Hill and Suwanee. I have added new market reports for January.

No one will say that 2009 hasn’t been an interesting year in real estate. If you have been on the buyer side of the market, there have been amazing deals available, as well as difficulty in trying to buy in some segments… or if there were credit challenges. If you have been on the selling side, the competition for buyers has been intense. And the bank owned properties and short sales haven’t helped.

Let’s Talk About Lawrenceville, GA…
Lawrenceville is the largest city in Gwinnett County, GA (pop. 29528 inside the city limits in July, 2008). And it is the second oldest in the Atlanta Metro area, created by Charter by the the Georgia General Assembly in December 1821.
New Homes Around Gwinnett County
There are still some new home developments going up around Gwinnett County, GA. Even though we keep hearing on the TV and radio that new construction has all but stalled, it hasn’t completely stopped.
And, December is traditionally the slowest month of the year for homes to go under contract (January is the slowest for closings…). So, there are a number of builders that are offering incentives for buyers during this time of year.
