Lawrenceville, GA Market Report – August, 2010

Lawrenceville is in Gwinnett County, GA, just outside of Atlanta. As of the 2000 Census, there were 22,937 people in Lawrenceville, but that is only including people in the city limits, and there has been a lot of growth since 2000 in Gwinnett County (2008 estimates from the Census Bureau peg population around 29,000). It was incorporated in 1821. Lawrenceville is home to Central Gwinnett High School, and also has students that the Mountain View and Archer clusters. It is also home to Gwinnett Technical College and Georgia Gwinnett College. Another recent addition to Lawrenceville is that it is home to the Gwinnett Braves, playing at the Gwinnett Stadium on GA20 between I-85 and GA316. Possibly the most famous resident of Lawrenceville was Oliver Hardy. As a small boy he lived in Lawrenceville with his parents for a short time. Lawrenceville was also home to Junior Samples. Some of its other residents included Jeff Francouer, Brian McCann and Jennifer Ferrin.

Market stats for Lawrenceville, August, 2010, indicate that there are 1639 properties on the market. Overall, there is about an 8.9 month supply of properties, with sales remaining weak since June. Sales dropped off dramatically this year compared to last.

In the sub-$200k arena, there are 1279 listings, with about a 7.9 month supply of homes. Sales accelerated through June, but then fell off as the tax credit was slated to end.  While inventories are down from just a couple of years ago, for the recent past, they are still high.

Between $200k and $400k, there are 311 listings for sale, and about 14.6 months of supply.  Sales have slowed dramatically since June.  Actually, they were up compared to July, but July was abysmal.  And sales were down compared to last year.

From $400k to $600k, there are 33 homes on the market. The absorption rate is around 4 years.  However, with the level of sales in this segment, a couple of sales added or subtracted can have a HUGE impact.  There were no sales for July or August, and only three in the two preceding months.

In the $600k to $800k arena, there are 12 listings, with about 36 months of supply.  As with the next lower priced segment, a couple of sales makes a big difference and there were only two sales since November, 2009.

Above $800k there are 4 homes listed and not enough sales data to give an accurate absorption rate.  There hasonly been one sale in this range in the last 23 months, according to FMLS.

This is what I feared… Gwinnett Market Report – July, 2010

I have been kind of expecting this, but of course it will take a couple of months to confirm…

The Tax Credit did not kick the Gwinnett Market into gear…

Instead, its expiration killed sales.  Looking over the last few months of sales we see that for 2010, sales were (compared to 2009):

  • January – down 10.9%
  • February – up 1.7%
  • March – up 10.1%
  • April – up 14.1%
  • May – up 17.3%
  • June – down 0.8%
  • July – down 26.2%

As we look over these numbers, there are a few things to keep in mind…  To start with, the July numbers will likely get a little better.  Although sales are supposed to be reported within 48 hours of closing, there are always stragglers that take a few weeks to make it into the reports.  Contracts had to be written by April 30th, and sales here usually only take 30-45 days to close.  That would be why sales were up in May, but not in June… those sales were likely closed.  I didn’t see a lot of buyers playing chicken with the contract dates.

All isn’t doom and gloom…  Inventories are down a bit from last year.  This is helping to keep the absorption rates at a reasonable level.  But they are still decelerating.

Look for specific reports over the next couple of weeks for Lilburn, Lawrenceville, Duluth, Suwanee, Sugar Hill, Buford and Norcross.

Thinking of Scouting?

School is almost ready to start here in Gwinnett County.  It is only a couple of weeks away… and that means that school activities will be starting, too.

Since one of mine is going into 1st Grade, he is old enough to start in Cub Scouts.  He can be a Tiger Cub.  And while the ‘Roundup’ is still a few weeks away, we actually found a Pack and started getting involved a few weeks ago.  In fact, my wife and I volunteered to be Den Leaders.

The Pack that we found is part of the Sweetwater District of the NE Ga Council.  And the Sweetwater District just rolled out a new tool on their website to help parents find a Pack, Troop, Crew, Team or Post for their Scout.  Basically, if you are in the Sweetwater District, which covers Walton County and much of Southern Gwinnett County (east of I-85), you can use this tool to find the units that are closest.

Cub Scouts are arranged in Packs.  Boy Scouts are in Troops.  There are also Venturing Crews, Varsity Teams and Explorer Posts.

Scouting is a great outlet for boys and girls.  It teaches responsibility, manners and confidence.

My son is looking forward to getting more involved in Scouting.  We have been to a couple of events with the Pack, but no Den based activities yet (they generally are inactive during the summer, but the Packs often have several activities and there are also camp opportunities).

I think we are going to have a great year!

Buy a Toilet, Get back some Cash!

Right now there are several areas of North Georgia, including Gwinnett County, that are issuing rebates for ‘water saver’ toilets.

While this might not be terribly exciting, it is pretty cool… especially when combined with a deal at Costco on one of the listed toilets…
