Some Cool Garage Homes in Gwinnett County, GA

These are starting under $100k. And, there is a grant available from Gwinnett Homestretch for up to $7,500. So, for people looking in Gwinnett, that are buying a house under $200k, with $1,000 available to put into the purchase… there are some possibilities.

McDaniels Bridge, Lilburn. This house is listed with a detatched 3 car garage, built in 1948. The pics are interesting. $115k Link

Munson Ct, Snellville. 3 car workshop and a 2 car attached garage. House built in 1982. Pretty standard split foyer home. I can send you a link that includes pics for this one, but there aren’t pics for GMLS on this house. $124,900 Link

Leighs Grove Way, Grayson. 2 car attached, 2 car detached. Another pretty standard split foyer, built in 1995. It is a nice looking house for $130k. Link

Biltmore Oaks Dr., Bethlehem. 2 car attached and a 26×30 shop out back. Ranch home built in 1997 and priced at $147,900. Link

The rest of these are priced over $200k…

Great Shoals Cir, Lawrenceville. This place looks pretty impressive and has a 4 car garage… for $229,900. 5br/3ba. Link

Tribble Walk Dr, Lawrenceville. Attached 2 car, detached 2 car… and I think there is a boat door in the basement. House looks pretty smokin’, too… and also at $229,900. Link

Kilpatrick Ln, Snellville. 6 car garage. I haven’t been out there yet, so I don’t know the layout. Nice looking house from the one crappy picture in the MLS. At $295k. Link

Whitney Pl, Duluth. This one looks like a 3 car detached with either a 1 or 2 car attached. There is also a pool and jacuzzi. Friends will visit… Looks interesting in the pics. $369k. Link

Lilburn’s newest walking trail has been open for a few months now, but I just recently had the opportunity to test it out.

It is a pretty nice set of trails. The total distance I covered was about 5.2 miles. This included pretty much all of the available trails. There is one that runs out of the parking area heading WSW. This one is about a 3.1 mile walk to the end at Rockbridge Road and back. Going the other direction, heading through the park and then off to the north has two spurs. Walking to the end of both spurs and back to the parking area should be about 2.1 miles.

Last year I wrote about comeback… Legends of Parkview had kind of folded up shop. The previous builder had gone bankrupt and relinquished the property to the bank. DR Horton stepped in and bought the remaining lots after the last few completed homes had been sold.

Originally, the homes had been priced in the $500k+ range. They were custom built, most featuring 3+ car garages, basements and very nice finishes. As a buyer, if you wanted a wall moved, different materials or almost any other change, they would do it (for a price). They were custom homes. I had toured them when the development started, and the build quality was excellent.

DR Horton came in at a WAY lower price point. In fact, pre-construction, the prices were starting in the $270k range. Now they are up to the $290k range to start (but quickly pass $300k). Still, that is $300k below where many of the previous homes were sold. Floorplans are actually similar, as are square footages. Style is very similar… some of the elevations (exterior stylings) even match the older homes.

There are a few differences, though. I don’t think there are any 3 car garage plans in the DR Horton stage of the development. Custom changes aren’t happening. Some of the materials aren’t as luxurious as they were previously. There may not be as many variations in exterior designs.

Of course, those are the differences that allow DR Horton to come in $300k lower on their price point.

Coincidentally, the lead agent on the development recently emailed me to invite me to take a look at the new homes. I’ll try to get out there very soon to see under the hood…

Another of my Junior Achievement classes caught on video saying what they think of the program. These are 5th graders, and they LOVE having someone new come into the class for a few weeks. It doesn’t take a tremendous amount of time; 45 minutes in the classroom, maybe 30-45 minutes of pre-reading the materials and making notes and whatever commute time it takes to get there.

For this group, the commitment ran over 5 weeks. For my high school ethics group, the commitment runs for 7 weeks. I did a class last year that ran 5 hours… in a row. But it was over in one day. I had about 2 hours of prep the evening before.

There are lots of ways to get involved with kids in the community. A lot of us talk about the need for kids to get a more rounded education, and that more money isn’t always the solution. This is my way of putting my mouth where the money was.

Lilburn, GA Market Report, January 2011

Market stats for Lilburn, January, 2011, indicates that there are 414 properties on the market (as of January 31st). Overall, there is about a 12.3 month supply of properties. Lilburn is actually mid-pack among cities in Gwinnett County. The Absorption Rates had been getting worse since August, but December clocked an improvement from November. January was back to the downward slide. But January is normally a rough looking month, since sales slow at the end of December and there are fewer closing scheduled for January. In March there were 15.3 months of inventory.

In the sub-$200k arena, there are 276 listings, with about an 9.7 month supply. This represents most of the sales in the market area, and reflects the same improvement in inventory levels, continuously since March, until October. Sales were drastically higher than January 2010 (26 v 18). The Absorption Rate is slightly better than last year, too (10 months of inventory in January, 2010).

Between $200k and $400k, there are 119 listings for sale, and about 23.8 months of supply. This segment has been quite weak for months. Having 0 sales in December, and only 6 in November didn’t help. Nine sales in January was HUGE. For comparison, in January, 2010 there were 4 sales. The strong sales in January pushed the Absorption Rate down substantially from 28.5 months, in December, 2010.

From $400k to $600k, there are 14 homes on the market. The absorption rate is around 42 months. There were no sales in this segment in May, June, July, October or December this year. There were only 4 sales in August and September(combined). November had 1 sale (2 last year). Last summer was much stronger overall. With just a few sales, just one or two can make a huge difference. The improvement is due solely to the reduction in listings.

From $600k to $800k, $800k to $1M and Above $1M, there are 5 listings (combined), but too few sales to have any sort of reliable number of months of inventory. There has been one sale in the last five months, but prior, there had only been a few other sales in 2010 (January, March and August). One of the listings is above $1M (none between $800k and $1M), and there is no market activity in the last 12 months for that range…

Lilburn is in Gwinnett County, GA, just outside of Atlanta. As of the 2000 Census, there were 11,307 people in Lilburn, but that is only including people in the city limits, and there has been a lot of growth since 2000 in Gwinnett County. It was incorporated in 1910. Lilburn is home to Parkview High School, and also has students that the Brookwood, Berkmar and Meadowcreek clusters. It is also home to Killian Hill Christian School, Providence Chrisian Academy, St. John Neumann Catholic School and Parkview Christian School. Possibly the most famous resident of Lilburn is General Beauregard Lee, a groundhog with a better winter prediction record that Puxatawnee Phil up in PA. Dominique Wilkins, formerly of the Atlanta Hawks also lives in Lilburn.
