Photo Friday… Garage Sale Time…

We all do it from time to time…  We get rid of stuff.  Some of it we might donate to a shelter or some worthy cause, other stuff might just find its way to the trash.  And then there is that stuff which finds its way into a garage sale (I like to call the “Neighborhood Junk Re-Allocation Events).

For us, it seems like it is about once every other year that we have a sale and then donate the remnants, alnog with a few choice things that we would rather donate than sell.

We did one just before we moved (about two months ago)… and after moving, and diving into boxes we had just plain forgotten about, we are doing it again.

Part of the reason is the large amount of stuff my mom asked me to get rid of… Coca-Cola collectibles as well as some sports memorabilia and some other odds and ends.

We’ll be having our sale on Friday and Saturday, July 1st and 2nd, 2011, at a friend’s house.  If you are in the Suwanee/Sugar Hill/Buford area, look for our signs near Buford Highway and Old Suwanee Rd.  We’ll be running the sale from around 8am until 2pm each day… or so.

The Gwinnett County Market is a Little Weird Right Now…

I have been pulling Gwinnett County Real Estate Market Data, and I’m not done with it yet.  But, I have been seeing a few things.

  • Listings are down markedly from where they would normally be.  This can be either a positive or negative, depending on your outlook.
    • On the Plus Side, fewer listings means that Absorption Rates are better.  There is less inventory to get sold… it tilts the table back toward sellers.  It has been largely tilted toward buyers for quite a while.
    • On the Minus Side, it shows that there is pessimism in the market on the side of sellers.  They aren’t confident about the market.  That lack of confidence has carried over to buyers… sales are also slowing.
  • Sales are down… like I just mentioned.  Even though Absorption Rates make the market look better… the sales just aren’t there.
  • Results are mixed.  There are a few cities that are doing well… and there are a few price segments that are doing quite well.  Others are VERY weak.

Sugar Hill, GA, Market Report, April 2011

Market stats for Sugar Hill, GA , April, 2011 indicate that there are 236 properties on the market. Overall, there is about an 12.2 month supply of properties.  There were 20 sales, compared to 23 last month and 24 last April.  The Absorption Rate (AR) dropped, but that is largely due to the reduction in active listings and the fact that a month with 15 sales dropped off.

For Sugar Hill homes priced under $200k, there are 164 listings, with under 10.7 months supply.  There were 17 sales this April the same number last year for the same time.  Last month there were 15 sales.  Inventories have been rising steadily, until dropping this month.  Normally, this time of year we see inventories ramping up.  Sales have been flat or slightly down.

Sugar Hill Listings between $200k and $400k, there are 62 listings for sale, and about 15.5 months of supply.  Last May there was only a 6.75 month supply.  This segment really took a beating.  It is also one of the few price/area segments that had an increase in listings and an increase in the Absorption Rate (AR).  Last April there were 7 sales, this year there were 3.  Last month had 8.

For listings in the $400k to $600k range, there are 7 homes on the market. The absorption rate is around 28 months, but with 1 sale 8 months ago, it is tough to calculate accurately.  Obviously, a sale or two could make a BIG difference.  There were only 3 sales in this segment last year.  In 2009, there were almost twice as many sales in this price range.  I hope to see some activity in this segment in May.

In the $600k to $800k, $800k to $1m and Above $1m (combined), the sales are too inconsistent to have a solid read on, but there are only 3 homes listed for sale in that price range.  No sales have been recorded in the last 2+ years.

Sugar Hill, GA is a suburb of Atlanta in Gwinnett County. The population is 2000 was 11,399, but that only included the area inside the city limits.  The name comes from a bag of Sugar that spilled on a hill while in transit between Cumming and the railroad in Buford.  And while it is actually a big market, it is in the shadows of Lawrenceville, Duluth and Suwanee… which all are nearby.  That also makes it a great location, as it is close to everything that Gwinnett County, GA has to offer.

Wayback Wednesday… Still Bickering…

Last year I wrote about how Gwinnett County and 15 cities in the county were involved in a lawsuit.  At that time, they only had days to get things straightened out before there were serious issues with the “Qualified Status” of the local governments.

A year later and they are still bickering over it.

There are a few changes…  Some police departments were de-certified to use radar.  The Gwinnett County Sheriff’s Department stepped in and ran radar.  The lawsuits are continuing.  The County could go bankrupt if the cities win.  Residents in the cities could continue to face double charges for services provided by the cities.

This would be more fun if we could just break out the popcorn and watch without financial implications or worry about city and county service delivery.

Sugar Hill, GA, Market Report, March 2011

Market stats for Sugar Hill, GA , March, 2011 indicate that there are 250 properties on the market. Overall, there is about an 12.9 month supply of properties.  Sales have been fairly steady since July (aside from a bump in December), but inventories were rising, and along with it, the number of months of inventory (that is the wrong way…).  January had an odd drop in inventory this year.  Even more odd is a slight drop for February.  March started moving back up again… and I was really looking forward to a better Absorption Rate.

For Sugar Hill homes priced under $200k, there are 182 listings, with under 13.3 months supply.  There were 15 sales this March and 16 last year for the same time.  Inventories have been rising steadily.  Sales have been flat or slightly down.  We really need to see a bump next month… at least we hope to see the bump.

Sugar Hill Listings between $200k and $400k, there are 59 listings for sale, and about 14.8 months of supply.  Last May there was only a 6.75 month supply.  This segment really took a beating.  Sales have been up and down over the last few months, but February was bad… 1 sale.  This March, there were 8 sales, v 11 last year.

For listings in the $400k to $600k range, there are 6 homes on the market. The absorption rate is around 30 months, but with 1 sale 7 months ago, it is tough to calculate accurately.  Obviously, a sale or two could make a BIG difference.  There were only 3 sales in this segment last year.  In 2009, there were almost twice as many sales in this price range.  I hope to see some activity in this segment in April and May.
