Thinking of a house with a big garage in Gwinnett County, GA?

Gwinnett County, GA (just outside Atlanta, if you aren’t already familiar) is a great place to live… especially for car people, it seems.  There are some great opportunities to find 4+ car garage homes here in Gwinnett.

exterior_2.jpgThere are rules that disallow promoting listings that aren’t my own, so I can’t give identifying information, but I am going to describe several homes in at various price points.  The pictures are from a property I have listed at 590 Baltimore Ave in Lilburn, GA.

Overall, there are 138 properties in Gwinnett County, GA that are listed with 4+ car garages.

Under $200k…

Surprisingly, there are 22 homes under $200k in Gwinnett listed with 4+ car garages.  And some of these are quite nice.  There is a home in Buford that I visited last week that is very nice.  It has two different two car garages, one is attached and the other is detached.  It is also recently renovated.  New carpet, paint and appliances.  It comes in slightly under $190k.  Other properties come in as low as $120k.  I haven’t been to some of them, so the condition might be a little rougher…

Under $400k…

driveway_3.jpgThere are 22 more properties priced from $200,001 to $400,000 with 4 or more car garages.  These are some REAL gems in this group.  The pictures on this post are from my listing in Lilburn with 2 two car garages.  It is a beautiful home on almost 4 acres… but only minutes from downtown Lilburn.  Right at $300k, there is an amazing house in Lawrenceville.  I have not been in it, but I believe it is a 4 car attached garage.  This is a brand new home that is a builder close-out.

Under $750k…

There are 32 properties in the $400,001 to $750,000 range.  These are obviously more luxurious.  There are homes in Sugarloaf, Chateau Elan and Garner Creek at Parkview.  There are several that are brand new.  There is a very attractive short sale in Grayson.  I have been in the neighborhood, and possibly this house (I can’t recall from the pictures, I would have been in it before the current sellers bought the home).  At $700k, it sits on almost 3 acres.

Moving on up… Over $750k…

Most of the 62 homes that are listed in this range aren’t really enthusiast homes, but rather big houses with big garages…  but there are exceptions, like a home in Lawrenceville, priced just under $1m with a detached workshop… looks like it would hold a few cars.  It also sits on over 7 acres.

There are a few other properties that are exceptional, including some with 5 or more car garages…  Pricing goes up to $8.5m.  There are even some bank owned properties in this range that could be great deals for the right buyer.

Millenium Cycle Works… Lilburn, GA

Vulcan CruiserI have been visiting Millenium Cycle Works since before they moved to their current location. They always seem to have a lot of cool cycles in stock.

Cruisers, Sport Bikes, Dirt Bikes, ATVs, UTVs, Scooters and even Personal Water Craft.

They carry Kawasaki and Yamaha motorcycles and other vehicles, as well as accessories and parts… and service. With a wide variety of each.

Best of all, they are a friendly bunch. I’ve stopped in several times, asking questions or letting one of my boys “drive” a Rhino, Mule or ATV.

This was the first time I had the opportunity to introduce myself to the owner, Ken Shiver, although we had actually talked about one of my favorite bikes a few years ago, the Kawasaki Vulcan Drifter. He told me that even though they were out of production, he would likely be able to find one for me, get it shipped in, and make sure it was ready to go. He also let me know that they could set me up with rider classes (I have ridden dirt bikes… but it has been a LONG time).

Millenium Cycle Works also keeps abreat of the many charity rides and events around the Atlanta area. Stop by, pick up a new toy or some new accessories for the old toy, and say hello. They are on US78, near the Yellow River Game Ranch.

BTW, Ken didn’t get a heads up. He knows his product, so despite the time from me walking in asking if he wanted to do this to him coming up with the “script” was about 3 minutes. The audio is a little rough, and that owuld be all my fault…

Big Garages in Gwinnett County, GA

Since I specialize in homes with big garages in Gwinnett County, Georgia, it seems only appropriate that every once in a while I take a look at some of the available homes and highlight some good deals.  And there are some exceptional deals…

(because of MLS rules, I can’t directly promote individual listings… so I will talk somewhat generally. For information on specific listings, or to view them, please feel free to contact me.)

The firs thing I noticed was that there were several very attractive homes (from the photos) that were priced under $200k.  I found four properties that looked quite nice, with 4 car garages, priced from just over $125k to just under $200k.  What is more surprising is that none of these are foreclosures and only one is a short sale.  So, the idea that in order to afford big garages in Gwinnett County, you have to spend a mint doesn’t hold…

There were two homes that stuck out in the mid $200k to mid $300k price point.  While the pictures weren’t as attractive as some of the other homes, the descriptions were quite alluring…  They could hold promise.

The meat of the market seems to be in the upper $300s to low $400s.  Out of the 20 homes that I pulled (from 127 listed), 7 fell into this range.  Some of these homes look to be exceptional deals.  There were a couple that were short sales and a couple foreclosures.  Most looked to be in good condition from their photos.  One looked like it needed extensive renovation, but depending on the area, could be a good long term investment if you desired to customize a home.

Five more homes were in the $500s or so.  A couple of those look to be real deals… great location, recent or new construction and good comps in the area.

One thing I did notice is that a lot of the homes and neighborhoods that were pushing a million a few years ago can now be found in the $800s.  Some of these represent incredible deals.  Some of them are only average as deals go, but look to be beautiful properties.

I specifically stayed away from the homes priced near $1m and up (and they went up to $8m).  While there are some amazing properties in that price range, they aren’t realistic for most of my clients.  If course I am happy to help you if you are looking for million dollar properties… I actually have one listed right now in South Forsyth…

There is a wide distribution of big garages in Gwinnett County, Georgia.  The highlighted properties are distributed from Lilburn to Suwanee and from Norcross to Loganville.  Lilburn and Snellville seem to be pretty heavy with good properties.

Georgia has lots of car people.  Gwinnett County seems to have a pretty generous portion of 4+ car garages relative to other counties in the Atlanta Metro area.  Baltimore Ave Pano

I think that all of us that putter around the garage, and many that don’t, have “fixed” something in order to get by for a little while… maybe a month or a week or a day… or fifteen minutes.  Necessity is the Mother of Invention…

But, some people go a little too far…

We can admire their ingenuity… and remind ourselves to not take the shortcut…
