Big Garages in Gwinnett County, GA

Since I specialize in homes with big garages in Gwinnett County, Georgia, it seems only appropriate that every once in a while I take a look at some of the available homes and highlight some good deals.  And there are some exceptional deals…

(because of MLS rules, I can’t directly promote individual listings… so I will talk somewhat generally. For information on specific listings, or to view them, please feel free to contact me.)

The firs thing I noticed was that there were several very attractive homes (from the photos) that were priced under $200k.  I found four properties that looked quite nice, with 4 car garages, priced from just over $125k to just under $200k.  What is more surprising is that none of these are foreclosures and only one is a short sale.  So, the idea that in order to afford big garages in Gwinnett County, you have to spend a mint doesn’t hold…

There were two homes that stuck out in the mid $200k to mid $300k price point.  While the pictures weren’t as attractive as some of the other homes, the descriptions were quite alluring…  They could hold promise.

The meat of the market seems to be in the upper $300s to low $400s.  Out of the 20 homes that I pulled (from 127 listed), 7 fell into this range.  Some of these homes look to be exceptional deals.  There were a couple that were short sales and a couple foreclosures.  Most looked to be in good condition from their photos.  One looked like it needed extensive renovation, but depending on the area, could be a good long term investment if you desired to customize a home.

Five more homes were in the $500s or so.  A couple of those look to be real deals… great location, recent or new construction and good comps in the area.

One thing I did notice is that a lot of the homes and neighborhoods that were pushing a million a few years ago can now be found in the $800s.  Some of these represent incredible deals.  Some of them are only average as deals go, but look to be beautiful properties.

I specifically stayed away from the homes priced near $1m and up (and they went up to $8m).  While there are some amazing properties in that price range, they aren’t realistic for most of my clients.  If course I am happy to help you if you are looking for million dollar properties… I actually have one listed right now in South Forsyth…

There is a wide distribution of big garages in Gwinnett County, Georgia.  The highlighted properties are distributed from Lilburn to Suwanee and from Norcross to Loganville.  Lilburn and Snellville seem to be pretty heavy with good properties.

Georgia has lots of car people.  Gwinnett County seems to have a pretty generous portion of 4+ car garages relative to other counties in the Atlanta Metro area.  Baltimore Ave Pano

Atlanta Social Media Breakfast #1

It is coming up on Thursday…  at 7:00am…

I am quite willing to admit that I am NOT a morning person.  I don’t really like 7:00am… especially when I have to get up at 5:30 to make it happen.

But…

This is pretty important, and will be a LOT of fun.  The VERY 1st Social Media Breakfast – Atlanta will be both fun and important…

For those of us with businesses that utilize social media, like FaceBook, Twitter, LinkedIn, YouTube and scores of other sites, leveraging our social media contacts to increase our earnings is VERY important.  And there are a lot of unwritten rules, practices and traditions for each different network.  They also have collective personalities.  One of our primary goals is to help decode all of that information in order to be effective.

And there is no doubt that networking (both online and off) can be a lot of fun.  Reconnecting with old friends, making new friends… it’s all about building relationships.  So, there isn’t any reason that we can’t have fun getting together with like-minded folks to talk about something we have in common.

So, obviously it is worth the early morning wake up.

Open House on Sunday in Lilburn

We will be holding open a really cool home in Lilburn that has two 2 car garages, 4 bedrooms, 3½ bathrooms, a full finished basement, sitting on over 3 and a half acres.

Lots of folks are wondering what is hiding up the hidden driveway… now is the chance to find out.

USA Today tosses some props at Gwinnett

USA Today had a story recently about suburbs…  It is an interesting read.  It would have been interesting to see the direction that the growth would have gone if we hadn’t had a financial system meltdown and real estate bubble burst…

Gwinnett has a very diverse population, and the article was talking about Asian influences and how it affects density.  From China’s urban centers, to Japan, Korea and other areas, Asia has populations that are located in more dense areas.  Much of the capital and demand for the projects are coming from Asia, and so it makes sense that the projects reflect those influences.

We are talking as much about architecture as we are about population density… things like high-rise buildings.  Currently there aren’t a lot of high rise residential buildings in Gwinnett… or commercial for that matter.  There are some developments, Suwanee Town Center comes to mind, that are mixed commercial and residential and are 4 to 5 stories… but the proposed projects are more along the line of 25 stories or more.

Gwinnett has a tremendous potential.  There are great schools, lots of businesses (including some pretty major company headquarters) and excellent transportation options.

It will be fun to see how this might unfold in the future.

Listing Options… Just so you know.

Yesterday I posted about how some companies are adding junk fees to the traditional sales fees for both buyers and sellers.  I think this practice is just plain wrong… especially the way it is usually presented.

In order to give my clients options and help them save some money, I offer three different fee structures and two different levels of service for home sellers.  Here is the quick rundown:

  • Flat Fee – $999 listing plan. This is the plan from our discount arm, WhatIf? Realty.  This puts your property on the local MLSs, and gets you a standard sign, as well as a lockbox and flyers.  I have a couple of extras, as well as some available upgrades that aren’t shown on the company page, for my clients through this plan, so if you are interested, please contact me directly.
  • Traditional Listing. This includes all of the traditional services, like full marketing, website, video, virtual tour, interactive floor plan, interactive design tools, custom sign, blog support and more.  I don’t believe that tossing it in the MLS and then shooting a couple of pictures with my cell phone is a “complete marketing package”…
  • The Hybrid Option. This is new and experimental, but really exciting.  Many sellers want more than they get from a Flat Fee plan, but they want to save a few bucks.  In effect, they are looking for a full-service marketing package with a lower overall cost…  So, after looking at how we could offer something to meet this need, this is what we came up with.  This includes ALL of the services of our traditional listing and adds a staging consultation. In exchange for an upfront fee, covering much of the cost of marketing, we discount the total cost.

One other thing to keep in mind is that most real estate agents are actually independent contractors.  While we “work for” a brokerage, we aren’t employees.  In some cases, we have the ability to set our own rates, services and other aspects of our businesses.  So, even agents working for the same office may offer different services or fees.

In the case of Diamond Dwellings Realty, we are a small niche brokerage… we have agents that specialize in different areas or market segments.  And as a smaller brokerage, we have a LOT of lattitude to deliver the best fit for a client’s needs.
