If you want to follow along, here are parts I and II.
Once again, I took a meandering walk through the new listings in Lilburn for the last 30days. As I wandered through, I was particularly looking for quantity of pictures and virtual tours. The reason I was concentrating on those items was all about research that EVERY real estate agent should be familiar with regarding buyer behavior.
I should get a Listing Specialist!… but…
I run across this a lot. I am NOT a super lister, listing every house I can for sale. I just want to make sure that you know that up front. In fact, I don’t list every house I can. I turn down listings. And what I am about the say is going to make some agents unhappy…
Keep the Mystery alive… or not so much
Many agents and sellers think that one of the ways to create interest is to give the listing an “air of mystery” by tightly controlling how much info they release… thinking less is better.

My friend Cindy Jones made a comment about a home with a converted basement that reminded me about this particular misconception… (BTW, Cindy is a great agent, and while we may slightly disagree about this particular issue, I would not hesitate in the least to send her a referral.)
