A couple of years ago, I put up a post about seller strategies and what agents SHOULD be doing to get a house sold. With the changes in the last two years, marketing is more important than ever. Internet marketing is easily the most powerful marketing an agent can do for a property.
There have been some changes in the last couple of years… Just three years ago, listings on FMLS (one of the local Multiple Listing Services) allowed just 8 photos. Two years ago it was 12 photos. A year ago it was 16 photos. As I write this, they are at 20 photos per listing. I see WAY too many listings that have 12 or fewer pictures…
A few years ago, virtual tours were exceptional listings… many agents only used them on their highest profile listings. Now, they are all but expected on every listing. Last year, video was rare… now it is MUCH more commonplace.
