On Property Searches and Cool toys…

Today, I had the opportunity to have lunch with Nick and Matt from Diamond Dwellings, and Douglas Hurst from SoftRealty.  Matt is the owner and Broker for DD, Nick is his assistant, and Doug is the CEO od SoftRealty.  He is also a car guy… four wheels and fast… F1, NASCAR, WRC… whatever.

Doug and I had taken part in a video promo for AtlantaDwellings.tv for Matt.

The fun part was talking a little about the search technology that SoftRealty is using, as well as some of the future things that we are pushing for.  They introduced their search platform right after REtechSouth, and were a sponsor.  Even though I wasn’t with Diamond Dwellings at the time, both Matt and I were VERY early adopters of the IDX platform (IDX is the real estate search).

Some things we might be able to look forward to after the lunch conversation… different ways to search, like using heat maps to see what areas are selling fast, as well as what areas are increasing or decreasing in value.

In a couple of weeks, all of us are going out to San Francisco for a RE tech conference.  Aside from the communications technologies that will be discussed, I am hopeful that some interesting ideas about property searches will surface…

Building a property site…

There is a new wave in property marketing.  Luckily, I am riding the front of it.

For quite a while now, agents have been putting properties for sale on their own websites.  In fact, single property web sites and house address URLs have been used now for a couple of years.  But, the downfall of most of those efforts have been that there just wasn’t enough info about the property.

But that IS changing.  MLSs have been increasing the number of pictures that they allow.  Locally, FMLS has gone from 8 pictures to 12.  But, buyers want to see more.  And buyers are on the internet.  NAR (National Association of REALTORS®) studies show that 85% or so of buyers start on the internet.  And they want more.

So, instead of tossing up a website with a dozen pictures and not much more of a description than the MLS, a few of us have been stretching.  In the last couple of months, a few agents around the country have started building “Single Property Blog” sites.  Instead of a few pictures, there are scores.  Maps.  Links to ALL sorts of area information; schools, restaurants, parks, local governments, shopping.

Of course, I have posted up about the site I did for 9010 Brixham Court in Laurel Springs.  But, now i am working on a site for a condo in midtown Atlanta.  The listing will be going live on Friday.  I’m building the website now.

And you can get a sneak peak.  I started it last night… and it will be mostly finished by Friday.  There will be a few other things added after that.  I have to keep some surprises.

Add on or get out?

A lot of (would-be)sellers are asking that question right now.  Should they sell their homes to buy another that better suits their needs… or hang tight and make changes to their current home.

I understand. I really understand.  As the father of a four year old and a 4 month old… I understand.  As the husband of a wonderful wife that goes back and forth between those ideas, I REALLY understand.

Finally! And the winner is…

Effective today, I have joined Diamond Dwellings Realty.

Diamond Dwellings is somewhat of a boutique brokerage umbrella.  All of the agents with Diamond Dwellings work in a different and specific niche.  Most readers here are well aware of my GarageHomesUSA site, and my niche as the expert for cool garage properties in Gwinnett County, GA.  That is certainly going to continue. In fact, over the course of the next few months, I will be teaming with other agents in the office, and agents in new offices to more effectively market GarageHomes.

Also in the next few weeks, we will be rolling out a niche on one of the specific areas I service.  I have done a LOT of market reporting for Gwinnett County.  I will continue that reporting, but will also be developing more targeted reports.

I will also be helping to develop new markets both locally and in other areas for Diamond Dwellings.

This is a pretty exciting brokerage model from the viewpoint of either a consumer or an agent/broker.  The use of “Web 2.0” technologies is and will continue to allow better communication and between agents and their clients and customers.  It also allows more effective marketing of properties.

I’m sure I’ll be writing about this really cool change in the coming weeks and months.
