Survey Announcement

Lane will sell your homeYesterday I posted up that I was kicking around the idea of a Seller Seminar.  The focus of this seminar would be to help sellers get ready to enter the market.

Of course all sellers have been through the purchase process, but it might have only been from the other side.  Even for those that have previously sold homes, the market is always changing, and technologies have changed dramatically in the last few years.

Education and preparation are the keys to having a smooth and successful transaction.  To that end, we will be putting on a seller seminar to address issues that are unique to sellers and are directed towards selling in the current real estate climate.

Don’t worry, thumb screws will not be applied to get you to list your home for sale right now, nor to use any of the specific vendors that will share their expertise.  

We have put up a survey to gather more information about what sellers want to know and when it would be convenient.  Visit the survey here.  There is also a link that will be on the tool bar at the top of the blog until the survey results are compiled.

Seller Seminar

How many “First Time Home Buyer” seminars have you heard of?  Ok, I’ve heard of zillions of them.  It is a light-bulb idea for about half of the agents that come in to the business.  We all think that we can fill a room with buyers and give them some great information…  And some are able to do it quite effectively.

But, most of the time the agent gets a conference room somewhere, buys a bunch of food, and then sits around eating it.

But, one thing I have never heard of anyone doing is a First Time Home Seller Seminar.   I posted the idea up on Active Rain, and I was shocked a bit by how many people thought it was a great idea.  Ok, it wasn’t that they thought it was a great idea, but rather that they thought it might be a very popular idea.

So, I want to do it.  I will be looking to host a first time seller seminar (that won’t just be for first time sellers) in the next month or so.  We will talk about:

  • Pre-listing inspections
  • Appraisals and CMAs
  • Marketing
  • Pricing strategies
  • Unrepresented sellers (FSBO)
  • Successful contract negotiation
  • Who should consider selling… and who shouldn’t
  • I’m sure there will be more…

So, if you are interested, let me know.  Send me an email or give me a call.  Leave a comment.  Whatever you are comfortable with.

A couple of things of note:  We won’t trash people that sell without agents (FSBOs).  There won’t be a hard sell, the goal will be to give solid information.

I’m looking forward to hearing from some people…

Sales up in February

Forbes.com is reporting that nationally as well as regionally, homes sales increased as prices dropped.

The report showed sales of existing homes increased by 2.9%, to 5.03 million units in February, from 4.89 million in January. According to Thomson Financial, the Street had expected a decline of 0.8%, to 4.85 million units.

Although February’s numbers are still well below the all-time high of 7.072 million units set in 2005, the increase shows that the housing crisis may be waning.

The NAR has been reporting that they are looking for a recovery in the second half of the year.  Last summer I started saying second quarter.  Here are the regional numbers.

Existing-home sales saw the largest increase in the Northeast region with a gain of 11.3% to 890,000 in February. These homes were going for a median price of $264,800, up 0.4% from a year ago. The Midwest and the South also saw slight increases of 2.5% and 2.1% respectively; while home sales in the West slipped 1.1%, to 920,000.

Single-family home sales saw a boost of about 2.8%, to 4.47 million, with a median selling price of $193,900.

So, that is good news.

I won’t have numbers for Gwinnett County, GA until late in the first week of April, but we will see what we are looking like locally at that time.  The preliminary numbers were ugly, but they always are… it seems that a lot of people aren’t very good about getting their sales reported until after the first of the month.

As I have been saying for a little while, the best deals will start going away before anyone reports numbers showing the market turning.  We can only see where the market is headed after it is heading there… looking through the rear-view mirror, as it were.

I think these clips aired on the same episode of Top Gear. I don’t know what to say… you just have to watch… both.

I ran across a story from the LA Times.

It seems that in LA there is a problem with people and their garages.  Despite the fact that homes with 2 and 3 and more car garages is increasing, households with 3 or more cars are increasing pretty fast too.  And there is a bigger problem… People are filling their garages with their junk, not their cars.

Ok, that isn’t the real problem.  The real problem is that people are getting territorial over their parking spots on the street.  Even to the point of shooting their neighbors for parking in the street in front of their home… seriously.

There are a few answers for this terrible dilemma…

  • Get rid of some of the junk.  The article points out something true and humorous… having a $50,000 car sitting in the street while having junk not worthy of Ebay taking up the valuable inside space.
  • Get rid of some of your cars…  ok, I’m kidding.
  • Get a bigger garage.  You can build it, or you can find a house that already has one.  (Surprise… I can help with that).

So, you thought I was in this real estate thing for selfish purposes… but now you can see that I am saving lives… one big garage at a time.
