So how do JustListed and HouseValues work?

You’ve seen the commercials.  They are all over cable TV, and as a buyer or seller, it is an interesting idea…

Well, I can give you the skinny from two different perspectives…

First, you might have noticed on the commercials, or you might not…  There is a disclaimer flashed on the screen that says in part that your information will be forwarded to a real estate agent to actually deliver the information.  And, in order to deliver the information, you need to provide valid contact information… like an email address.  Most of the people that respond seem to miss that part of the commercial.  They have no idea that they have just signed up to be contacted by a real estate agent.

Secondly, I actually signed up a few years ago.  JustListed and HouseValues are referred to as “Lead Generation Services” or lead aggregators.  They interpose themselves between consumers and agents, and sell the consumers to agents.

After being involved in their system for a year (with the contract, I was stuck for a year… otherwise I would have been out in a few months), I can say a few things about the way it works… or doesn’t.

To start with , very few of the consumers that signed up were aware that they had just asked to be put in touch with an agent.  Many of the folks didn’t want to provide real contact info.

But perhaps the most important thing is that they were playing REALTOR® Roulette.  There is no control for the consumer on who the agent is that they are assigned to.  I had purchased rights in the Tucker/Lilburn area… but I was getting consumers with needs in places as far away as Douglasville.  It was based on a matrix of how many leads a particular agent had been assigned v. their contracted amount, as well as location.  The problem is that agnets need to be familiar with a local area in order to help buyer, and especially sellers.  Local information is key.  Douglasville is over an hour from me… and I’ve only been there a few times…  I can’t be an expert there.

This is what you can carry away from this. There are much better ways to get the information.  To start with, don’t be afraid to talk with a local agent.  Find one through their blog or website.  Look for someone that knows about the area or the type of house you are looking for.  Whether you are buying or selling, you want someone that values YOU and your business.

If you are a buyer, I have tools like the Client Gateway, which updates you daily on new listings and changes to older listings.  We can focus the criteria to give you the listings for the properties you are most likely to want to see.  Also, you may find that you get some valuable information from my blog and newsletter (feel free to sign up…). Of course, I also have a Property Search on my website… free and no sign-up or information required to surf with it.

If you are a seller, you probably want a CMA or to keep track of property activity in your neighborhood.  For HouseValues, we did “mini-CMAs” which were supposed to be fast and not very well pointed.  If you are actually in the market, you need something much more complete than that.  If you aren’t in the market, then you might actually do better to get on the Client Gateway and have the properties narrowed down to your neighborhood… you’ll get an email when there is a status change on any property through FMLS.  You can also look at listed properties through my Property search.

I like to be pretty low key.  I keep my search free and unfettered.  You won’t have to trade a bunch of information for access.  If you want to tell me who you are, that is fine…  But you don’t have to.

The important thing is for you to find an agent that you can be comfortable with, and not just give you information to an aggregator that is going to sell it to the highest bidder.

There is a comedian… and I can’t for the life of me find her name… if you know it, PLEASE tell me, because I want the clip…

She has a bit about men grilling.  The set up is basically this…

And when they grill they are unrealistic about their role in the preparation of the meal.  The man cooks the meat. The wife makes bread, four different sides, a salad, and bake a pie for desert.  When clean up time comes, the wife asks for a little help.  The reply from “our hero” is “What do you want from me?  I cooked the meal!”

Yet the reality is that it was only a small part of the total meal…

Discount brokers are becoming “that guy.”  I am seeing more and more discounters that are advertising themselves as “full service.”  And yet, to market the property they put it on the MLS… and that is it.  ok, maybe they make a flyer.  And put out a sign.  Craigslist?  Property Website?  Trulia?  Realtor.com Enhanced Listings?  Blogging about it?  Open House?  Broker Caravan?  Postcards?  Email Blast?  Newsletter Promotion?  None of those.

And the worst part is that they are in line with public perception…

There are a lot of people that think that all we do as real estate agents is put a sign in the yard, get a flyer printed and put the house on the MLS.  For the purpose of marketing, that is just a small portion.  The time and financial commitment to a listing should go FAR beyond that.

But Marketing is just a small part…

In the overall picture, the marketing is just a small part of the total job.  Negotiation?  Compliance with Fair Housing Laws?  Contract Compliance?  Keeping everything on track?  Inspection?

Many people think they can handle all of these chores… and some certainly can.  Others aren’t nearly as equipped to handle these aspects of the sale as they think they are.  I talked with a seller recently that had a sale fall through at the last minute.  Her comment was that after she got the offer, it was like a full time job keeping up with everything going on with the sale and trying to keep it together.  Ya’ think? It IS a full time job.

If you really are equipped, that’s cool…

I can help you with the parts you can’t do (getting on the MLS) and leave the rest of it to you.  Flat fee.  No problem.

If you think you would be more efficient at YOUR job, and want to leave the sale of the house to me, that’s cool too…

I’m not going to toss out part of the meal on the table and call it done.  I want to deliver a REAL full service real estate experience.

Anywhere…

Or close to it.  I have an amazing network of people in the real estate business everywhere in the country that feel the same way.  Real professionals.  Some are in the Diamond Dwellings family, and some aren’t.  That isn’t the criteria.  The criteria is that these are people I trust to send business because their performance reflects on me.

Building a property site…

There is a new wave in property marketing.  Luckily, I am riding the front of it.

For quite a while now, agents have been putting properties for sale on their own websites.  In fact, single property web sites and house address URLs have been used now for a couple of years.  But, the downfall of most of those efforts have been that there just wasn’t enough info about the property.

But that IS changing.  MLSs have been increasing the number of pictures that they allow.  Locally, FMLS has gone from 8 pictures to 12.  But, buyers want to see more.  And buyers are on the internet.  NAR (National Association of REALTORS®) studies show that 85% or so of buyers start on the internet.  And they want more.

So, instead of tossing up a website with a dozen pictures and not much more of a description than the MLS, a few of us have been stretching.  In the last couple of months, a few agents around the country have started building “Single Property Blog” sites.  Instead of a few pictures, there are scores.  Maps.  Links to ALL sorts of area information; schools, restaurants, parks, local governments, shopping.

Of course, I have posted up about the site I did for 9010 Brixham Court in Laurel Springs.  But, now i am working on a site for a condo in midtown Atlanta.  The listing will be going live on Friday.  I’m building the website now.

And you can get a sneak peak.  I started it last night… and it will be mostly finished by Friday.  There will be a few other things added after that.  I have to keep some surprises.

Add on or get out?

A lot of (would-be)sellers are asking that question right now.  Should they sell their homes to buy another that better suits their needs… or hang tight and make changes to their current home.

I understand. I really understand.  As the father of a four year old and a 4 month old… I understand.  As the husband of a wonderful wife that goes back and forth between those ideas, I REALLY understand.

Real Estate and beer…

I’m not actually a beer drinker, but my best friend has a passion for micro-brews.  Being a good friend, as I traveled around the country, I often picked up brews for him.  He liked them more than a trinket, and there was always a cold Coke at his house for me whenever we were wrenching on Jeeps or whatever.

Back to the beer.

Obviously, I was not buying enough micro-brews for him to ALWAYS have a stash, and the ones that were good he kept around as a treat, so he also drank more “normal” beers.

Beer is divided into several types…Pat smoking some ribs

Cheap Beers – You know the brands.  They’re cheap.  That is how they sell their service beer.  It isn’t about performance quality.  It’s just about the price.

Average Beers – Again… you know which ones they are.  Massive marketing.  I can’t tell you that they are better or worse than other services beers… but they are quite effectively marketed… everywhere.  You know their logos mascots and spokespeople.

Premium Beers – They actually deliver pretty good service quality.  They don’t market as much because they are advertised by their clients fans.

Micro-Brews – Many have almost NO marketing budget.  But, the ones that are good have a dedicated fanbase.  They will go out of their way to work with their favorite agent pick up their favorite brew.

And you know… real estate companies are a lot like beer.  There are discount brands, average brands, premium brands and local brokerages.  But there is a major difference.

Every bottle in the six pack is the same…

And no two agents are alike.  Brand R in Kalamzoo (home of Third Coast Beer) will likely deliver a completely different experience than Brand R in Lilburn, GA.  Better or worse, but unlikely to be the same.  Even though there is a similar access to technology and techniques… they just aren’t delivered the same way.

And the other problem is that the local brews agents might be great… or might not be.  And it takes an inside track to know which ones are likely to deliver a great experience.  But, with beer a bad transaction will leave a bad taste in your mouth for a few minutes… with real estate it can be a lifetime.
