Could still happen.  I was writing about it last year, too.

My mortgage guy can usually close loans in about 22 work days… so there is still a little window to find a home and actually close before the end of the holidays.  You could…

  • ring in the new year in your new home…
  • maybe even wake up Christmas morning in the new digs…
  • enjoy the mortgage tax deduction for 2011…
  • send the kids to great Gwinnett County schools…
  • give your favorite toy a new garage…

Of course, for every buyer there is a different motivation… but the same (hoped for) result.

Some buyers shy away from the Holiday season thinking that there are fewer homes on the market, but the truth is that there are also a lot fewer buyers in the market, so this can be deal time.  There will be a few more homes on the market in the Spring, but there will be a LOT more buyers prowling the streets.  And we are looking at the possibility of increasing mortgage rates.  That lowers affordability.

So, this might be the best time to buy a house… since this time last year.

Flashback Friday… Bankrupt Subdivisions…

This would be one of the posts that almost got me on the news.  A local TV station was doing a story on this very thing, and I was out of town on vacation when they needed someone on camera.  I might not have been pretty enough away…  ;^ )

To the post…

While the pace has slowed, there are still homes available in subdivisions that the builder abandoned, surrendered to the bank or defaulted on.  These represent danger and opportunity.  They are definitely  an option for some buyers, but not all… and there is NO blanket statement as to whether they are good or bad.  In fact, the only blanket statement I can come up with is the pay attention and don’t underestimate the risks or overestimate the rewards.

Wayback Wednesday… Don’t be Dumb Like a Bank

A couple of years ago I wrote a post about a particular property.  It was a foreclosure, and the bank acted stupidly.  And I’m not saying that lightly.  Had they accepted my client’s offer, they would have sold the property a year earlier and for $40k more than they eventually got.

It is an interesting read…

Now I see a lot of people making the same mistake from the other side of the fence…

I see buyers trying to deliver one last beating to the bank… often during the inspection phase… and losing a great deal over things that are trivial.  I understand it.  That doesn’t make it any better…

I had one client that was angry that the bank accepted his offer.  He thought they would counter.  I had warned him that they might accept of reject, but not counter.  Some of the banks have a number.  If you offer $1 over the number, they accept.  If you offer $1 below, they reject.  During the inspection period, this client made a LOT of demands.  The bank rejected.  No counter… no discussion.

Don’t make the same mistake the banks were making.

The Tax Credit is Gone, Now What?

The Federal Tax Credits for First Time Home Buyers and Move-Up Home Buyers expired on May 1st.  I am writing my market reports for several cities in Gwinnett County, as well as the one for Gwinnett County, GA.  And there are a lot of theories on how the expiration of the tax credits will affect the market.

The First Time Home Buyer & Move-Up Buyer Tax Credits are slated to end unless a property is under contract two weeks from tomorrow.  I don’t see another extension this time.  Even the NAR isn’t pushing for it this time. (Active Military have an extra year to get the credit…)
