Big Garages Aren’t Always The Coolest.

OK, space IS really nice.  But when it comes to cool, space isn’t always the defining factor.  But, usually when we see the articles in the big papers or magazines, the garages are huge and expensive.  I have to admit that I don’t see that many really cool garages done on the cheap.

But what if the garage were incorporated into the living space?  How would YOU feel about your ride staring at you while you watch Burn Notice on the flat screen?  Frankly, I kind of like the idea.  Not to say that I could have that as my ONLY garage… I am not so keen on the idea of welding in my living room.  But, if I had a showpiece, I would be happy to park it in the house.  At least in the RIGHT house.

Home-Designing.com recently had an article about Cars in the Living Room.  It was a pretty good follow-up to an article a couple of years ago about the Coolest Garages.

 

BTW, if I had a fairly big budget to create a garage, I would have a 1950s Service Station behind the house.  It would be complete with lifts and 6 bays or so.  Of course it would have to have space for a little machine shop, and those really cool glass roll-up doors.  While I’m at it, I guess I would want to have gas pumps, too.  How cool would it be to have my own pumps for bio-diesel and gas… right at home?

Almost Announcing a New Project…

I have been writing this blog since July, 21st 2009.  And it actually dates back a little further than that… I started blogging on Active Rain (a real estate specific blogging platform) a couple of months prior.  And I love writing about real estate, but…

Some of my favorite things to write about have been cars.  In fact, several of my all time highest clicked posts are about cars.  And the time has come for a specific site about cars…

I’m not ready to announce fully yet, but I do want to tease it a little…

The new site will be:

  • Focused on cars, with a little tool and garage stuff tossed in for variety.
  • Highlighting events around the Atlanta area (unless I find myself at other cool car events).
  • Not about real estate (unless a garage is profiled every once in a while).
  • Looking for contributors, features and news items…

This site isn’t going away.  In fact, the new project will probably energize my existing sites.  In addition to this one, I have.

Look for a full announcement in a few days…

Photo Friday… What Hits, What Fits…

Yes, that is my little truck… and it is inside a garage.  This particular one is listed as a 2 car garage.  It is about 540 square feet.  And yes, I did actually close the door… because I could.  ;^ )

One question I often get (from agents, not my car enthusiast buyers or sellers) is how big is a “standard” garage.  The easy answer is about 400 square feet, 20′ x 20′. But, looking at homes that are a bit older, the garages seem to be a little deeper… often around 22′-23′.  Sometimes they are a little wider, too… around 21′-22′.  So, I run across a lot of two car garages that are in the 440sf range.

On the other end of the spectrum, a lot of new homes seem to have garages around 380 square feet.  I certainly can understand that cars are generally smaller now that during the 70s… but 380sf is pretty small.

Occasionally, I run across something a little different… like tandem 3 car or 4 car garages.  These might have a bay or two that is closer to 40′ deep, keeping the normal width of a little over 20′.  Much more common in the 3 or 4 car range are garages that are 30′-45′ wide.  But, I do have to say that there are some nice advantages of having a longer bay… like pulling in a longbed truck, or even a boat on a trailer.

Dear Builder,

I’ve NEVER had a buyer client tell me that they thought the garage was too big.  Granted, most of my buyers are “car people”, so the deck is a bit stacked, but not all of them are.  In fact, I’ve had clients with little interest in cars… and they still wanted a garage that was just a little bigger.

You see, lots of people use their garages for a lot of different things.  Many of my clients like to build cars or weld something back together in their garage, but others just want to be able to fit two cars and their riding lawnmower.  Some people might want to move the cars out and build a nice piece of furniture.  Others need a place to store their camping equipment while they are back in civilization.

Of course, square footage is valuable, especially as margins are squeezed, but homes with more generous garages might also sell a bit quicker.  And that helps the margin, too.  Turning over inventory faster lowers carrying costs.  And while we’re at it, can we have a couple more outlets in the garage?  I’ve seen too many garages lately that only had one outlet (aside from the one for the garage door opener).  One.  Even my 40 year old house has four outlets…

Truck IN garageNot everyone needs (or wants) a 6 car or 10 car garage.  Some folks are just fine with a two car garage… but they might have some specific needs for that space… and maybe those needs weren’t thought of by the builder or architect.

One of the yardsticks I use to measure is a truck.  My truck.  It is about 24’6″ long.  And there are VERY FEW garages that my truck fit in.  Many are tall enough (6’8″ to the clearance lights) and most have the width covered… at least if they have a double door… but few have the depth.

This particular floor plan does allow my dually to pull all of the way inside and close the door.  It is 526 square feet.  A normal 2 car garage is between 380 and 440 square feet.  Most are around 420… 20′ wide x 21′ deep seems to be quite popular.

One of the things that I try to do is keep an eye out for the homes that are unusual… those with garages that might be a little better for enthusiasts.  I also try to find the garages that have a little extra cool factor.
