Two years ago this week I found one of the coolest tools I use to help sellers (and buyers) with homes I list.  It is an interactive floorplan.

In effect, using this tool, I build a floor plan of the home, and along the sidebar there is furniture and other design elements.  Buyers can pull the furniture in.  They can modify the furniture to make it closer their theirs.  They can re-arrange it to try out different room arrangements.

I have another tool that allows the buyers to change the colors of the walls and trim, as well as try out different flooring options and counters, too…
