So many places to be… so little time.

So, I announced a while ago that I was building a Social Networking Strategy. Well, part of that strategy is integrating all of the various networks so that consumers can follow me from one to another. If they find me on Twitter, I want them to know about my blog. If they find me on YouTube, I want them to know how to catch me on Twitter. If they find my blog, I want them to be able to catch my channel on YouTube…

So, to that end, here are all of my Social Media outlets, with commentary:

  • ActiveRain. User: LaneBailey. My blog is called Looking out from the garage and I am on there just about every day.
  • YouTube. User: LaneOnRock. My channel has almost nothing to do with real estate… but there are some fun videos. I need to spend some more time surfing videos… and I’m going to call it work ;^D
  • EzineArticles. User: Lane_Bailey. I have a few articles published. I probably have a bunch of other blog posts that could be worked over… I haven’t been active there for a while.
  • Squidoo. Lens: Garage Homes. I would recommend taking 30 minutes and setting up a lens (page) and then letting it ride. Being more active will net more, but having the lens will generate Google Juice.
  • GBR 4WD Club Forum. User: JeepOnRock. I’m there all of the time. I’m the President of the club and the admin for the forum. As long as I’m hitting 4wd clubs… I’m JeepOnRock on OC4WD, SouthernJeeps, Pirate4x4, and the JCCA.
  • del.icio.us. User: LaneBailey. This is the one I am starting to dig in to. It has a lot of potential. I have loaded a few hundred links on here and they are all over the place from real estate to cars.
  • Twitter. User: LaneBailey. I am on here each day, but it is at odd times. I have both of my blogs feeding public posts here. This also holds a lot f promise…
  • LaneBailey.com. It’s my blog, so I don’t need a username. It’s all me.
  • GarageHomesUSA. That would be my website.
  • WellcomeMat.  User: Lane Bailey.  I don’t have any videos up here, but I will in the next few weeks.
  • Linked-In.  User: Lane Bailey.  This is one of the Social Networks that I will be more active in over the next few months.
  • MySpace.  User: Lane Bailey/GeorgiaGarageHomes.  I joined here a long time ago, and had been posting my blogs there.  Now I have a widget with my LaneBailey blog on it.
  • FaceBook.  Use Lane Bailey.  I joined here a few months ago, and have NOT really leveraged this site.  I do have a blog widget there.

If I can think of any more places that I am active, I will post them up.

Selling your house? Buy your domain!

I am in the process of building a butt-kicking single property website for a home here in the Atlanta area (not ready to spill the beans quite yet on which one…).  I have previously mentioned this here.

As I’ve put this together, I have been consulting with a small number of other agents around the country that are doing or planning similar campaigns.  I think this is going to be a full step past most of what has been done previously… but that is another post…

del.icio.us Links are now posted…

Not my tag cloudI mentioned a few days ago that I was going to get rolling with del.icio.us.  I had numerous links that I needed to sort through and tag to make them easier to search.

It took a few days of looking at old links (and reminded me of a lot of great sites I need to spend some time on) and editing… but they are ready to go.
Feel free to submit cool links you might run across in your surfing on the net.  Also feel free to join my network.

A different kind of property marketing…

One thing is certain is that buyers are using the internet to find homes.  They aren’t looking in the classifieds in any great number.  The “Little house, Little head” books aren’t really a great sales tool.  Instead, Google, Realtor.com, Zillow and local brokers IDX feeds are the preferred choices.

But, most real estate agents are trying to sell properties with the same tools they were using a decade ago.  Now, there certainly are places for many of the tools used then, but there are better and more effective tools available, and even the old tools are being re-invented.

I should be rolling one out in the next couple of weeks.  I am building a website/blog for a single property.  It will have scores of pictures.  There will be video.  Mapping.  Dozens of links to local information.  Interactive virtual floor plan.  History.

There is something else that will be invisible, and built in… inseparable from the site… SEO.  Search Engine Optimization.  When someone looking for a home in the community does a Google search, this property will rate well within just a few days.  And that is the purpose.  If you are a seller, this will allow a buyer to find YOUR house.  If you are a buyer, you will get more information about the house than you would have imagined from a real estate agent… or anyone else.

Right now I’m teasing… but I will announce the first of these sites
as soon as it is ready to go live.

Do you do del.icio.us?

if you aren’t already familiar, del.icio.us is a “Social Bookmarking” site.  I ran across it last year, bookmarked it (how appropriate…) and then just kind of left it alone.  At the same time I downloaded a plug-in for FireFox… and left it alone.  I thought it was cool, but got sidetracked with running a business and building my website and logo.
